What a title deed really tells us
A title deed doesn't just say you own the property. It can also carry conditions that affect what can be built and where — servitudes (strips of your land reserved for municipal pipes, cables or access), building restrictions from when the land was first subdivided, or conditions tied to an estate or homeowners' association.

Why we check it first
Most of the time we find nothing unusual — and that's the point. We'd far rather confirm a clear title in week one than discover a restriction after your plans are drawn, or worse, after council has spotted it. Checking first means we design around any conditions from the start, and your plans go through approval without surprises.
You don't need to do anything special. You'll have received a copy from your conveyancing attorneys when you bought the property; if you can't find it, they keep it on file and can send it on request. We take it from there.
